Cottatge Summary

Number 3 The Hinges is one of two properties which are part a of a stylish conversion of farm buildings located in a very central village location in Crantock. The cottage is has been newly converted and is presented by its interior designer owner to a exceptional standard in a modern contemporary style, but in sympathy with its age and location. It is a light and airy holiday cottage with a New England feel finished with natural materials, including slate and oak flooring in the living areas.

Number 3 The Hinges has an enclosed garden, making it ideal for dog owners or parties with small children. Due to it’s central village location, you are never more than a five minute walk away from two pubs, the church of St Crantoc, the Londis/Post Office store and other village attractions. As well as this, Crantock’s legendary sandy beach is only a short walk away, making the cottage ideal for families and surfers alike.

"Number Three is like the tardis! I am still amazed how spacious it feels inside, despite its small frontage. I love the fact everyone has their own bathrooms so no waiting when sandy from the beach or muddy from a walk! The entertaining space is fab and flexible, grown ups in the kitchen drinking around the wood stove and helping with the cooking whilst kids shut in the snug sitting area or with all the doors thrown open with easy access to the BBQ! I also particularly like the privacy of the suntrap patio garden, morning coffee in my dressing gown in the sun ! Perfect!"

Access

One small step up to french doors/front door from the drive. 1 flight of stairs for 2 floors. 2 bedrooms on ground floor, could be suitable for guests with limited mobility. 

Living Area

Sitting room with wooden floor and rug, sofas and arm chair. TV, DVD player, Hi-Fi system. Access to utility room with washing machine, sink, memo board, storage for ironing board, etc. Area at top of stairs with sofa, TV & DVD next to bedroom 3. 

Kitchen

Fully fitted /well equipped kitchen with large oak dining table sitting 6 next to log burner. High chair available. Dishwasher, double oven, ceramic hob, granite tops, plenty of storage.

Sleeping

A cot for children under two is available.

Bedroom 1: Ground floor. En-suite. Option of twin 3’ (90cm) beds or a 6’ (180cm) superking. Bedside tables, wardrobe & drawers, dressing table.

Bedroom 2: Ground floor. En-suite. 4’6" (135cm) double bedstead, bedside tables, large chest of drawers, peg rail with hangers - limited hanging space. French doors with access to garden.

Bedroom 3: First floor/loft bedroom. Option of twin (90cm) beds or a (180cm) superking. Built-in wardrobe & shelves, bed side tables, dressing table.

Bathroom

En-suite 1: Large built in shower cubicle with power shower, sink, WC, heated towel rail, slate floor.

En-suite 2: Built in shower cubicle, sink, WC, heated towel rail.

Family bathroom: First floor. Bath, seperate shower cubicle, sink, WC, dressing table, storage.

Garden

Access via french doors in bedroom 2 and living room. Courtyard garden, outside dining for 6, bench, BBQ. Fully enclosed. Please note: the gardener may need to visit during your stay.

Bed Linen and Towels

Included in the rental price is bed linen for each bed that has been booked and a hand towel for each basin and a shower mat for each shower or bath. Additionally, each guest is provided with a bath and hand towel. Guests must provide their own beach towels.

Telephone and Wifi

Wifi is available in the property at no charge for Fair Usage.

There is no landline telephone available.

Parking

There is parking for 1 car.

Any additional cars must be parked away from the property.

We are Dog Friendly

We are able to accommodate up to 2 dogs at No 3 The Hinges, depending on their size, for which there is a small charge. When booking, the Dogs? option should be used.

When No 3 The Hinges has low occupancy from 1 to 2 guests, the following number and breeds of dogs are on our Allowed List for No 3 The Hinges.

When No 3 The Hinges has higher occupancy from 3 to 6 guests, the following number and breeds of dogs are on our Allowed List for No 3 The Hinges.

When you are asked to confirm the breed of your dog, if it is not on our Allowed or Not-Allowed lists, please use the "Not Listed - Small", "Not Listed - Medium" or "Not Listed - Large" and describe the breed or the height and weight of the dog in the comments section.

Reduced Occupancy Discounts

We find that weeks outside the school holidays, Christmas and New Year, the property is popular with smaller groups, so we now offer a Reduced Occupancy weeks at a discounted rate.

For Reduced Occupancy weeks, the displayed price is the discounted occupancy rate for the minimum group size (2 guests). If more guests are to stay then the No of Guests option when booking should be used. If the No of Guests option is not displayed then the week is Full Occupancy and the rate is for the maximum group size (6 guests).

Up to one child under 2 years of age who use a cot and high chair and do not occupy a bed, can be brought in addition to the number of guests allowed in a property, at no additional charge. Please call or email us if you wish to bring two children under 2 and have 2 cots and 2 high chairs.

Short Break Discounts

Short Breaks are sometimes available between November and March, except for Christmas, New Year and mid-February School Holidays. If Short Breaks are available, the No of Days option should be used to show the discount available for a Short Break.

Heating and Utility Charges

All electricity and heating is included in the cost of the booking.

Electric central heating by radiators to every room. Log burner in the kitchen/dining room.

Arrival and Departure Times

Holidays start at 16.00 hrs on day of arrival and the property must be vacated by 10.00 hrs on the day of departure.

Terms of Business

All bookings are subject to our Terms of Business which you will be asked to confirm before completing your booking.

Reservation Deposit and Final Payment

If you are booking more than 2 months in advance, you can either pay in full or send us a Reservation Deposit of 25% of the rent. The balance is due 2 months before your booking. Your booking form will show the full amount due.

Refundable Occupancy Deposit

A Refundable Occupancy Deposit may be requested at the time of booking, or may be requested if the number of guests or the number of dogs changes after the booking has been made.

Refundable Occupancy Deposits will be collected by the Property Manager in cash on arrival and refunded on departure, subject to any retention for damage.
