Cottage Summary

Great Weston is a large Grade II listed property which, after a total renovation, was awarded the accolade of the Visit Britain 5 Star Gold rating. This large country house, which dates back 500 years, has the perfect combination of historic charm and contemporary decor, with all the modern facilities you could require. Great Weston is ideal for large parties such as two families or four couples, as there is enough room to have privacy from each other but also a big living area where everyone can come together.

Due to its central location, Great Western will appeal to those who like to be within a close walking distance from Crantock village’s facilities, as well as being just a short drive from all of Cornwall’s sporting, leisure and other attractions. Crantock beach is also just a five minute walk from the barn, making it an excellent spot for surfers and beach lovers. Furthermore, with two fully enclosed gardens it provides a safe place to let your dogs run around without having to worry about them escaping.

"When we renovated Great Weston we wanted to keep the immense character of the house yet add the comforts of modern living. Whether in the summer or at Christmas the house provides so much space for those important family gatherings. The gardens are a delight and a great place to relax and have a barbecue. We have had so many happy family holidays at Great Weston and created magical memories, and are delighted to hear that our guests have also enjoyed some magical times as well."

Access

Not suitable for less mobile guests, however there is a ground floor bedroom for those who can manage a small number of steps.

On ground floor, at least one or two steps for access into each room. One flight of stairs with hand rail leading upstairs. Upstairs, two bedrooms have access via a step.

Two entrances to house:

1- via front garden of Great Weston through a metal gate, on a flat paved path, directly next to ground floor bedroom.

2- via back garden of Great Weston through a wooden gate just behind the house, level walkway on gravel to the back of the house and entry via a door and two steps down into the breakfast room. There is storage here for surf boards and bicycles. There is also a wood storage (logs are on an honesty bucket principle).

Living Area

Sitting room seating 8. Flat screen TV, Freeview, DVD, wood burner. Two steps up to mezzanine dining area seating 8. Two steps through to kitchen, then 2 steps up to breakfast room.

Breakfast Room

Oak table & chairs seating 4. Washing machine, tumble dryer, flat screen TV. High chairs available.

Kitchen

Fully fitted /well equipped kitchen. Oak units with granite work surfaces, ceramic built under butler sink with mixer tap.

Cooking: Stoves Sterling range cooker with both induction and radiant hobs, plate warming area and two ovens, one is fan assisted and both have conventional heating, one side has a grill. Bosch integrated dishwasher, Liebherr 75cm wide and hugely tall, stainless steel fridge-freezer. Food processor, slow cooker, hand blender, Nespresso capsule Magimix coffee machine, Bosch microwave.

Laundry: Bosch Washing Machine and separate Bosch Tumble Drier, rotary line dryer in the garden.

Sleeping

Cots for children under two are available.

Bedroom 1- Blue room: Ground floor. Option of twin 3’ (90cm) beds or a 6’ (180cm) superking. Bedside table/shelf behind bed, built in wardrobe with shelving, smallest of the bedrooms. Looks over front garden.

Bedroom 2- Gold room: Option of twin 3’ (90cm) beds or a 6’ (180cm) superking. En-suite. Bedside tables, built in wardrobe with shelving. Looks over rear and front garden.

Bedroom 3- Green room: Option of twin 3’ (90cm) beds or a 6’ (180cm) superking. En-suite. Bed side tables, dressing table, wardrobe with shelving. Additional dressing room with day bed and TV. Looks over rear garden.

Bedroom 4- Single room leading through to the Green room: Single bed with Latex mattress. En-suite. Large wardrobe, bedside tables, dressing table, looks over front garden.

Bedroom 5- Red room: Option of twin 3’ (90cm) beds or a 6’ (180cm) superking. En-suite. Large wardrobe, bedside tables, dressing table, looks over front garden.

Bathrooms

Downstairs: Roll-top bath, separate shower cubicle, sink, WC, storage, heated towel rail.

En-suite to Gold room: Large shower cubicle, sink, WC, storage, heated towel rail.

En-suite to Green room: Large shower cubicle, sink, WC, storage, heated towel rail.

En-suite to Red room: Shower cubicle, sink, WC, storage, heated towel rail.

Garden

2 enclosed gardens, one at the front and back.

The front gardens is enclosed by a wall and shrubs, it has a gate and laid mainly to lawn and shrubs.

There are steps (with lights) up to the rear garden. The rear garden has decking with a table and chairs for 8 on one side, a lawn with Weber barbecue in a defined slabbed area on the other. The rear garden is enclosed by an escallonia hedge. The hot tub is situated in the rear garden and there is a hot water shower. In the decking, there is a clearly defined non slip walkway with low level lighting. The shower has a path of slabs and pebbles. There is rubber matting in the shower.

Log Store and bike/surfboard covered storage.

Whilst the gardens are enclosed, we cannot guarantee your dog cannot escape!

Hot Tub

In the rear garden there is a Jacuzzi J-245 hot tub that seats 6-7 people for the exclusive use of the guests at Great Weston. Where use of the hot tub is requested, there is an additional charge payable and this is shown as an option at the time of booking. In addition, there is a hot shower available outside for when you return from the beach or before you use the hot tub.

The hot tub should be available for most weeks in the year. In the event of it not being available, this will be shown at time of booking. There is an additional charge for its use.

There is a Refundable Occupancy deposit payable to the Property Manager on arrival if the Hot Tub is used. Please see the Refundable Occupancy Deposit section below.

Bed Linen and Towels

Included in the rental price is bed linen for each bed that has been booked and a shower mat for each shower or bath. Additionally, each guest is provided with a bath and hand towel. Guests must provide their own beach towels.

Telephone and Wifi

Wifi is available in the property at no charge for Fair Usage.

There is a landline telephone available.

Guests are asked to use the 'honesty box' when making phone calls.

There is Superfast BT Infinity Broadband available in the property.

Parking

There is parking for 2 cars.

Any additional cars must be parked away from the property.

We are Dog Friendly

We are able to accommodate up to 2 dogs at Great Weston, depending on their size, for which there is a small charge. When booking, the Dogs? option should be used.

The following number and breeds of dogs are on our Allowed List for Great Weston.

When you are asked to confirm the breed of your dog, if it is not on our Allowed or Not-Allowed lists, please use the "Not Listed - Small", "Not Listed - Medium" or "Not Listed - Large" and describe the breed or the height and weight of the dog in the comments section.

Reduced Occupancy Discounts

We find that weeks outside the school holidays, Christmas and New Year, the property is popular with smaller groups, so we now offer a Reduced Occupancy weeks at a discounted rate.

For Reduced Occupancy weeks, the displayed price is the discounted occupancy rate for the minimum group size (4 guests). If more guests are to stay then the No of Guests option when booking should be used. If the No of Guests option is not displayed then the week is Full Occupancy and the rate is for the maximum group size (9 guests).

Up to one child under 2 years of age who use a cot and high chair and do not occupy a bed, can be brought in addition to the number of guests allowed in a property, at no additional charge. Please call or email us if you wish to bring two children under 2 and have 2 cots and 2 high chairs.

Short Break Discounts

Short Breaks are sometimes available between November and March, except for Christmas, New Year and mid-February School Holidays. If Short Breaks are available, the No of Days option should be used to show the discount available for a Short Break.

Heating and Utility Charges

All electricity and heating is included in the cost of the booking, subject to a usage allowance as detailed below.

Oil for heating and hot water is included in the cost of the booking, up to an allowance of 50/week, which is sufficient for most guests. The oil is metered and guests pay at the cost price of any oil consumed over and above the allowance.

We have found this approach works very well as guests have total control over the heating they use, via thermostats in each room, and also provides some incentive for guests not to have the heating on 24 x 7 and the windows open, which has been know!

Oil fired central heating by radiators to every room.

Wood burner in the living room.

Logs are available in the Log Store for use in the Wood Burner and can be purchased by the bucket load and paid on departure.

Arrival and Departure Times

Holidays start at 16:00 on day of arrival and the property must be vacated by 10:00 on the day of departure.

Terms of Business

All bookings are subject to our Terms of Business which you will be asked to confirm before completing your booking.

Reservation Deposit and Final Payment

If you are booking more than 2 months in advance, you can either pay in full or send us a Reservation Deposit of 25% of the rent. The balance is due 2 months before your booking. Your booking form will show the full amount due.

Refundable Occupancy Deposit

All guest are required to pay a £200.00 Refundable Occupancy Deposit, which will be requested on arrival.

All guests using the Hot Tub are required to pay an additional £100.00 Refundable Occupancy Deposit, which will be requested on arrival.

Refundable Occupancy Deposits will be collected by the Property Manager as a cheque or in cash on arrival and refunded on departure, subject to any retention for damage or extra cleaning reqiuired.
